Call to set up an appointment today. New Smoke & C/O detector regulations Effective April 5, 2010 Massachusetts has set new requirements when selling a home with 5 or less residential units. The regulation will require only photoelectric smoke detectors be installed within 20 feet of a kitchen or bath containing a shower, in order to reduce nuisance alarms from cooking smoke or steam that lead people to disable their smoke alarms. Areas located beyond this 20 foot area will be required to contain duel detection, both photoelectric and ionization, using either a single detector or two separate ones. Originally this change was due to go into effect on January 1, 2010 but was moved to April 5 in order to provide adequate time for proper training of fire service personnel, outreach to the general public and realtors and to allow retailers time to acquire dual detection inventory. Also don’t forget since March 2006, homes have been required to install carbon monoxide detectors on each habitable level as well. The State has set roughly five date ranges for homes built prior to 1975 to the present so it can be determined what type of coverage you will need. Needless to say this can be confusing to decipher not to mention the paper work, fees, inspections (better pass your inspection or you could pay a re-inspection fee) then receive your certificate of compliance. When installing a window air conditioner there should be a receptacle within 3 ft of the window, an extension cord should never be used with large appliances and you should confirm any other electrical items on the circuit to avoid an overload.
